Most clients use design alongside our build service. Some use design only, with their own builder. Both work.

Why it matters in greece

A house designed without an understanding of its region tends to look wrong, age badly and lose value. The vernacular varies sharply across our territory: stone tower houses in the Mani, white-rendered Cycladic-influenced volumes in Argolis, traditional koule designs in inland Arcadia, restored captains' houses on Spetses and Hydra. The right architect for a Hydra restoration is rarely the right architect for a Costa Navarino sea-view villa.

Planning constraints further shape the design. Coastal setbacks, height limits, conservation zones and archaeological corridors all influence what can actually be built. An architect who knows the local rules saves the client a redesign cycle.

Interior design in Greece benefits from a strong regional supplier base, particularly for stone, ceramics, carpentry and outdoor specification. International suppliers are used selectively where they add value. The result, when handled well, is a house that feels of its place rather than imported into it.

We work with a small panel of Greek architects and interior designers, selected for regional vernacular knowledge, working English, and a track record with international clients. Architects are matched to projects by region, not assigned in rotation. The panel includes a Hydra specialist, given how distinct that island's planning environment is.

Partner names are shared once you become a client.

Architectural fees are typically structured as a percentage of construction value, with optional staged fixed fees for concept and planning packages. Interior design is billed as a flat project fee for a defined scope, plus procurement at cost plus a transparent margin. Turnkey furnishing is quoted against an agreed budget, with all line items visible.

BREGL coordinates the design process, and the design coordination fee is included in our build management fee where the two services run together. Used standalone, design coordination is billed at a transparent flat rate against the project.

Frequently Asked Questions

Yes. We work happily with the client’s preferred architect. We add value at the planning, build coordination and interiors stages, and we do not insist on using our panel.

As involved as you wish to be. Some clients sign off remotely on monthly milestones. Others want fortnightly calls and detailed material discussions. Both work, and we structure the engagement accordingly.

You walk into the finished house with the bed made, the kitchen stocked, the art on the walls and the inventory on the table. We agree the budget upfront, you sign off the visualisations, and we deliver to the date.

No. The brief is the point. We do not have a house style. We have a panel of architects with their own styles, matched to clients whose taste fits.
