Two services, used separately or together. Property management is the day-to-day care of the home: keys, checks, maintenance, utilities, owner-arrival prep. Rental management is the operational and commercial running of a short or medium-term let: listing, pricing, guests, cleaning, monthly reporting and tax compliance.
Most second-home owners use property management only. Most investors use both. Permanent residents, by definition, use neither.

Why it matters in greece
Greek properties left unattended for nine months of the year tend to deteriorate faster than equivalent properties elsewhere. Heat, salt air, occasional damp and the absence of routine attention combine quickly. A property that is checked monthly, maintained promptly and managed in liaison with a single point of contact ages dramatically better than one that is not.
Short-term rental in Greece is now a regulated environment. Property registration, AMA tax codes, declared income, monthly tax filings, all required, all easy to get wrong without proper administration. A foreign owner attempting to manage a Greek rental remotely without a Greek-based operator typically discovers the regulatory cost only when something goes wrong.
Yields, when the operation is run properly, are strong across our territory. Coastal Messinia, Argolis around Nafplio, the islands and parts of the Mani all generate meaningful seasonal income. Inland and mountain regions are a different proposition, with fewer rental weeks but lower competition.
Our property managers and rental operators are regional and selected for personal continuity. The same person who looks after your property in March looks after it in October. Cleaning, maintenance, garden and pool partners are vetted before appointment.
Partner names are shared once you become a client.
Property management is billed as a transparent monthly fee, scaled to property size and the level of service. Rental management is billed as a percentage of rental income, with all costs (cleaning, supplies, platform commissions) itemised separately. Both are confirmed in writing before engagement and reviewed annually.
We do not take undisclosed margin on contractor invoices. Maintenance is billed at cost.
Frequently Asked Questions
Yields vary sharply by region, property type, specification and operational discipline. As a working benchmark, well-run coastal properties in Messinia, Argolis and the Saronic Islands generate in the range of five to nine per cent gross annual yield. Specific projections come from a proper underwriting conversation, not from a website.
No. The vast majority of our management clients live elsewhere. Reporting, decisions and approvals all run remotely.
Greek rental income for non-residents is taxed on a sliding scale. Our partners handle the monthly filings, the AMA registration and the annual return. The compliance is straightforward when run properly.
Yes. The property is yours. Owner usage is built into the calendar from the beginning, and we plan the rental strategy around it.
The property manager is contactable within agreed hours. For emergencies (water, security, fire), we have escalation procedures that operate twenty-four hours.
