Most clients find us looking for one thing and stay for several. Each service stands alone. Together, they cover the full life of a Greek property, from the first search to the year-round running of the home.
A buyer who comes to us for help finding a villa often stays for the legal structure, the Golden Visa application and the rental management afterwards. A client who already owns a plot in the Mani comes to us for the build and the furnishing. A family office comes to us for everything, with a single point of contact and a single named advisor.

We organise the practice into five families. Each family contains one or two services, each available on its own.
Find the property, or find the land.
Two services, depending on whether you are buying something that already exists or commissioning something that does not.
- Existing property search. A curated search across the territory, on and off market. We bring you a shortlist we believe in, not a portal of everything available.
- Land identification. For clients who want to build. Plots vetted for planning classification, utilities, ground conditions and clean title before you ever see them.
Get the legal and tax Planning right, the first time.
The two services where foreign buyers most often go wrong without good counsel. We bring our legal partners in early.
- Legal structure and ownership. Personal ownership, Greek IKE company, foreign holding structure. Tax planning, ENFIA, inheritance. The work nobody enjoys and everybody needs.
- Golden Visa advisory. Greek residency by investment, at the standard €400,000 threshold across our entire territory. Eligibility, property selection, application, family inclusion. Run end to end with our legal partners.
Architecture, interiors, the whole brief.
For clients who want the house to be designed and finished properly. Architects who know the regional vernacular, designers who know the regional suppliers.
- Architectural design. Concept, planning drawings, construction drawings, 3D visualisations. A small panel of trusted Greek architects with international client experience.
- Turnkey furnishing. Style brief, mood board, procurement, soft furnishings, art, kitchen and outdoor. Move-in-ready, with a full inventory for insurance and rental.
Plan it, permit it, build it. From the UK if necessary.
For clients building from scratch, restoring a stone house, or stepping into a build that has stalled.
- Planning permission. Adeia Oikodomis, end to end. Feasibility, municipal coordination, archaeological surveys where they apply, and the full administrative climb to a granted permit.
- Full build management. We act as the client's representative throughout construction. Tendering, contract management, milestone reporting, snagging, utility connections and final certification. The client does not need to be in Greece.
Look after the home. Rent it well. Report properly.
For clients who are not in Greece year-round, and for investors who want yield without the operational burden.
- Property management. Key holding, regular checks, maintenance, utilities and bills, owner-arrival preparation. The unglamorous work that keeps a Greek property in good condition between visits.
- Rental management. Listing, dynamic pricing, guest communication, cleaning, monthly income reporting and Greek rental tax compliance. We list on sites like Airbnb and Booking.com and we run the operation.
Most clients use a combination. A holiday home buyer typically uses Find, Structure and Manage. A relocation client adds Golden Visa and skips the rental side. A buyer commissioning a villa uses all five. A family office buying a hotel uses all of them, twice over.
The advisor coordinating your file is the same person from beginning to end, regardless of which families you engage.
