Three islands. One short ferry. A different country on each
Poros, Hydra, Spetses. Within two hours of Athens by hydrofoil, and entirely apart from it. We work all three.
The Saronic Islands are not a chain in the way the Cyclades are. They are three distinct propositions, and a serious buyer should understand the differences before deciding which is theirs.
Poros is the family island. Lush, lemon-scented, with a town that climbs gently up a hill facing the Peloponnese. Best value of the three.
Hydra is the prestige one. Car-free, pedestrian-only, internationally beloved, fiercely protected. Building is heavily restricted. Properties rarely come to market. When they do, they are bought quickly and quietly. Hydra is its own conversation, and we treat it as one.
Spetses is the elegant one. Pine-forested, with a maritime tradition, more space than Hydra, and a slightly more relaxed posture. Strong community feel, particularly in shoulder season.
Buyer profile
Premium buyers. Prestige addresses. Patient capital.
Buyers for whom an island is the point, not a compromise. International collectors of significant homes, particularly drawn to Hydra. Family-island buyers choosing Poros for value and accessibility. Spetses buyers who want pine forest, sailing and a community.
The brief
Captains' houses. Cliff-top plots. Properties that hold.
Traditional captains' houses in Spetses and Hydra towns, where supply is finite and provenance matters. Cliff-top and sea-view plots where planning is achievable, particularly on Poros and Spetses. Properties on Hydra of any kind, given how rarely they come to market. Larger pine-forested estates on Spetses for clients with a long horizon.
The islands reward a slow conversation
Poros, Hydra and Spetses each suit a different buyer. A short call will tell you which, and what is currently possible in your range.
