A discreet approach to building in Greece for clients whose budget is real but limited, and
who would rather share infrastructure than compromise on location.
The largest single cost in commissioning a new villa in Greece is rarely the build itself. It is the land, the access road, the utilities connection, the perimeter work, the pool, and the boundary plantings. These costs do not halve when the villa halves. They are infrastructure, and they sit on the plot whether one family lives there or two.
The Shared Build Programme matches two unrelated buyers, each commissioning their own villa, on a piece of land bought jointly and developed together. Each buyer retains separate title to their own home and their own portion of the plot. The infrastructure costs are shared. The villas are independent. The result is a quality of land, a depth of build, and a calibre of architecture that neither buyer would have reached alone.

Where it works
The model works particularly well in select regions of our territory, where land prices and planning conditions make joint development viable. We do not name the regions publicly because doing so would change the market in them. We discuss the geography privately with qualified enquirers.
Protect parties
What protects both parties
Each buyer holds separate freehold title to their own villa and their own portion of the plot, registered with the Greek land registry. Shared infrastructure is documented in a written agreement covering boundaries, access, maintenance and any future sale of either property. Both parties are independently represented by legal partners we trust, with BREGL coordinating rather than acting for either side.
The structure is not new. Variants of it have been used quietly in Greek property for decades, particularly in family arrangements. Our work is to make it clean, modern, properly drafted, and available to two unrelated buyers who would not otherwise have found each other.
Enquiries through this page are handled by a named BREGL advisor. We do not pass details across to a wider team. We do not match a buyer to a counterpart without their explicit agreement at each stage. And we hold a firm line on confidentiality on both sides of every project.
