We work in two modes. For clients buying something that already exists, we run a curated search across our region using both listed inventory and the off-market network we have built across our partner agencies. For clients commissioning a build, we run a parallel land search, vetted for planning, utilities and clean title before you ever see it.

How it works
Brief.
A first conversation, no more than an hour, in which we understand what you actually want and, often, what you actually need.
Shortlist
We come back with three to six properties. Sometimes fewer. Never more than ten.
Vet
Once you have assigned us, Each shortlisted property is checked by our legal partners for title, planning and any encumbrance, before you spend a day visiting them.
Visit
A coordinated trip, or remote walkthrough. We are with you for every viewing.
Decide
If a property fits, we move to acquisition. If none fits, we keep looking. Most searches conclude within three months. Some take longer, and we do not push.
Why it matters in greece
The Greek property market does not work the way the UK or US market works. Listings overlap across multiple agents at different prices. Asking prices and selling prices can diverge by twenty per cent or more. Properties advertised as having clean planning frequently do not. The cadastral system (Ktimatologio) is now nationwide, but inconsistencies between recorded boundaries and physical reality are still common. A buying agent who knows the region, the agents and the legal partners can save a foreign buyer months of confusion and, sometimes, six-figure mistakes.

Pricing Approach
The buying-agent fee is a percentage of the agreed purchase price, payable on completion. A retainer is required to begin the search and is offset in full against that fee. We confirm the figure in writing before any work begins.
Frequently Asked Questions
Yes. Greece does not restrict property purchase by nationality, with the exception of small designated border zones, none of which sit inside our territory. Most foreign buyers acquire property in their personal name, but the right legal structure depends on use, tax position and inheritance plans, which we cover separately.
No. Many of our clients run the entire search remotely until the visit stage. Detailed video walkthroughs, drone footage and live agent calls are now standard for serious searches.
A meaningful proportion of the properties we work with never reach a public listing, particularly in the Mani
and the Saronic Islands. Off-market inventory is shared with qualified clients only.
Most searches conclude within three months from brief to accepted offer. Some, particularly on Hydra or the deep Mani, take longer because the right property simply has not come to market yet. We do not pressure a result.
Then we wait. The most expensive mistakes in Greek property are made by buyers moving too quickly on properties that look right and are not.
